Sometimes you can even see France.

The 19 by 11.5 feet (5.8 by 3.5 metres) bedroom has twin beds, good quality linen and duvets, lots of cupboards and drawer space, a comfortable sofa and table and chairs.

It has a flat screen freesat television, wi-fi access and a clock-radio.

Kitchen and breakfast room:

The kitchen has a sink, microwave, kettle, toaster, fridge and an egg boiler, as well as an iron and ironing board.

We will provide you with what you need for your breakfast (e.g. tea, coffee, orange juice, sugar, cereals, milk, bread, butter, jam, marmalade, eggs). You can prepare and serve it when you’re ready, inside or in the garden if the weather is good enough.

Please let us know if you have any special requests.

The Small Print:

Payment Policy: Payment is by cash, bank transfer or cheque with guarantee card only. We have no facilities for processing credit or debit cards. A £50 deposit is needed to secure the booking, which we will confirm by email or fax.

Cancellation Policy: Cancellation by 11a.m. three days before your due arrival date will incur no charge and your deposit will be returned. For cancellations after this time your deposit will only be refunded if another booking is secured for the room.

Children: We have no facilities for children but welcome babies and small children on the understanding that parents should bring their own travelling cots or something similar.

Check In and Check Out Times: Check in time by arrangement, but normally late afternoon. Check out by around 10.30a.m. please.

Car Parking: We have ample parking next to the house.

Smoking: Please don’t smoke inside, but there’s lots space for smoking outside!

Dogs: We welcome well-behaved dogs, but you should be aware that there are often sheep in the fields close to the house so you must keep a close eye on your dog and make sure that it’s under control all the time.

Access: The rooms are all on the ground floor but unfortunately wheel-chair access is restricted by the 9 inch (23 cms) step down from the bedroom to the kitchen and bathroom.

Things To Do Locally:

We are surrounded by beautiful and interesting places to visit, enough to suit every taste and all weathers, including beautiful towns and villages, houses and gardens, castles, museums, cathedrals and churches, vineyards, wildlife, beaches, cliffs and lakes.

Then there's a miniature railway at Littlestone, a steam railway at Tenterden and miles of open spaces for walking and cycling.

Eating!

Udimore is a small village but is lucky to have two pubs which provide excellent lunches, dinners and drinks. Trip Advisor has some very nice things to say about the Plough, which is only a short walk away. You can book a table on their website (www.theploughrye.co.uk) or call Simon Aylott or his son Toby. The King’s Head is a short drive away and under new management. We haven’t been yet (we don’t really need to with the Plough so near and so good!)

Rye is FULL of good pubs and restaurants, too many to mention here, and there are many others within easy reach of Udimore.
